1. ADMINISTRATIVE OFFICE
The administrative office is located at 209 Emanuel Cleaver II Blvd. #105 Kansas City, Missouri 64112. We are open Monday through Friday 8:30 a.m. to 5:30 p.m. Weekend hours are Saturday 10:00 a.m. to 4:00 p.m.
2. REFERRAL PROGRAM
If you have acquaintances that you would like to live at one of our seven properties, urge them to come out and take a look at our community. If your referral rents from us, we will pay both you and a Thank You Referral fee of $150.00, each! (Yes, we’re paying out $300 in total for a referral.)
3. AREA CLEANLINESS
One of the most important assets to any area is a sincere effort by every resident to help in maintaining cleanliness around the exterior of the buildings. Please dump cigarette butts in the nearest dumpster and not in the parking lot. Do not leave bicycles on the lawns or sidewalks. Please do not use patios and decks to hang towels, laundry, or other articles to dry. Your consideration in this effort enables us to maintain the highest cleaning standards in your community.
4. ALTERATIONS
No alterations or additions to the premises may be made without written permission from the management. Residents may exhibit their names only in the place, form, and manner designed by the management. No additional locks, bells, knockers, signs, or other attachments shall be placed upon any door or other part of the building without written permission.
5. APPLIANCES
Those properties that have a disposal always run plenty of cold water down your disposal when you use it. Please refrain from grinding bones, seeds, and other sharp objects. If it stops working please try to use the reset button located on the bottom of the garbage disposal before calling maintenance.
6. CARPETING
Carpeting in your home can easily be damaged if proper care is not taken. We urge you to exercise caution. In the event something is spilled on the carpet, take a cloth, soak up the liquid, and then wash it with a mild soap and lukewarm water. In most cases, the stain will be removed. All cigarette burns and stains will be charged to your account when you move out.
7. CHARGES FOR SERVICE AND DAMAGES
A nominal labor and material charge will be made to residents for all repairs made as a result of damages caused by other than normal wear and tear, broken or cracked windows, torn screens, fixtures or drains stopped up by extraneous materials, etc.)
8. DISHWASHERS
If you have a dishwasher, before placing your dishes in the dishwasher, always make sure they are rinsed off. Use only soap products made specifically for dishwashers. Also, if you usually do not run it through a complete cycle, do so now and then so that the motor will not sit idle.
9. GARBAGE COLLECTIONS
Collection of garbage on Monday, Wednesday, and Friday will be made at no cost Please bag and tie your trash before putting it in the refuse container in the back of the property. Please note the Recycling Center located in each hallway for cans and newspapers. Please remember to rinse cans.
10. INQUIRIES, RECOMMENDATIONS, AND COMPLAINTS
Inquiries, recommendations, and complaints may be made by phone, in person, or in writing to the office. All complaints are kept in the strictest confidence.
11. MAINTENANCE
For maintenance service, call 816-561-1110. If an emergency arises after regular business hours, you may still contact the answering service at this number, and they will take your number. If an emergency exists, they will contact a member of our staff immediately. Emergency calls should be made only on items that cannot wait until the maintenance staff comes on duty during their regular working hours. A charge will be levied for lockouts and forgotten keys which occur after office hours.
12. INTENT TO VACATE
Unfortunately, at times residents find that they must move from our home. If this should occur please come into the office and submit a proper 60-day notice in writing, which is only accepted on or before the first day of a calendar month. (NO GRACE PERIOD FOR NOTICES) The deposit will be refunded to you within 30 days after vacating the premises only if the terms of your lease are fulfilled and there are no damages to the premises. The security deposit is NOT your last month’s rent, nor can it be applied to it. If your lease has not expired, you will be held accountable to the terms per the lease agreement.
13. MANAGEMENT

14. NEWSLETTER
Periodically, the management prepares and distributes the Plaza Tower Times newsletter. Feel free to make any suggestions as to what you would like to see in the newsletter.
15. OPERATING TV, RADIO and STEREO
When operating TV’s, radios and stereos, use them within reasonable hours and at tolerable volume levels. We urge your cooperation in maintaining noise levels within your apartment that will not disturb your neighbors. Respect your neighbors, as you would want them to respect you.

16. PLUMBING FIXTURES
Please exercise caution and common sense when disposing of non-water soluble items. Residents will be charged for any sewer back-ups caused by flushing extraneous materials.
17. TOILETS
To prevent stoppage and sewer back-ups, do not drop refuse, toys, sanitary napkins, or cotton into the toilets. The resident will be responsible for any costs incurred for stoppage and back-ups when caused by foreign objects.
18. PEST CONTROL
If you need to request pest control, call the Plaza Tower Office 816-561-1110. You will be informed of the time when the exterminator will be on the property and how to prepare your apartment for the most effective treatment.
19. RENTER’S INSURANCE
We strongly urge all residents at Plaza Tower Properties to carry at least a minimal renter’s insurance policy. Loss or damage to your furnishings or personal effects contained within your townhome is not covered by our insurance. We strongly advise you to consult your insurance agent and arrange for appropriate coverage.
20. SOLICITING
To help ensure privacy in our community, we prohibit all door-to-door soliciting of any kind. If someone comes to your door, please call the office.
21. FIREPLACE SAFETY
If your home comes with a fireplace be sure to use the following safety tips:
· Always keep the damper open properly while the wood is burning or smoldering.
· Don’t use gasoline or other flammable liquids to kindle or rekindle a fire.
· Burn only one artificial log at a time. Follow the directions on the wrapper.
· Always use a screen that completely covers the opening around the fireplace to keep sparks from flying. Don’t place combustible materials such as rugs, furniture or newspapers near a fireplace.
· Be especially careful when wearing loose-fitting clothing near the fire.
· Keep your fireplace clean of heavy accumulations of ashes. Use only metal containers when removing hot ashes. Be sure the fire is completely out before going to bed or leaving your home.

WHAT TO DO IN A FIRE OR EMERGENCY
1. If at any time you discover a fire or smell smoke, call 911 first and make sure everyone leaves your residence immediately. Once outside, call the office at 816-561-1110.
2. If you have a small fire in your apartment, call 911 and attempt to put it out with your fire extinguisher. But if the fire gets large at any time, get out immediately.
3. Develop an escape plan in case of fire. Remember to get close to the floor. Take short breaths. Keep out of excessive heat or smoke. Feel doors—if they are hot, do not open them. Never re-enter the building except to save a life.

EARTHQUAKE
Because of our proximity to the New Madrid fault line, Kansas City is an area considered to be at risk for earthquakes. Therefore, it is important for Kansas citizens to be knowledgeable about earthquake safety procedures. The following are some rules to follow in the event of an earthquake.
1. If indoors, move away from windows, shelves, heavy objects, and furniture that may fall. Take cover under a table or desk, or where no cover is available, move to the interior wall. Turn away from windows, kneel along side wall, bend head close to knees, cover sides or head with elbows, and clasp hands firmly behind neck.
2. If outdoors, move to an open space, away from buildings and overhead power lines. Lie down or crouch to the ground (legs will not be steady). Keep looking around to be aware of dangers that may demand movement.
3. Indoors or outdoors, when an earthquake occurs, take action at the first indication of ground shaking.
